PALMDALE – A new commercial center will be constructed on the corner of Avenue S and 40th St East, and it will include a Chick-fil-A, a Mister Car Wash and other popular retailers, Palmdale city officials announced.
“I am happy to welcome Chick-fil-A and other retailers which many of our eastside residents have overwhelmingly requested,” said Mayor Laura Bettencourt.
The approximately 4-acre development is a part of a joint venture that includes Sage Investco, LLC, Citivest Commercial and other investors. The project received unanimous approval from Palmdale’s Planning Commission last week.
Chick-fil-A will feature indoor and outdoor seating, as well as two canopied drive-thru lanes. Once open, the restaurant will bring approximately 80 to 120 full and part-time jobs to the community, city officials said in a news release.
“Sage Investco is thrilled to see this highly anticipated site plan receive approval and have the opportunity to bring a quality commercial development to the east side of Palmdale,” said Patrick Charriou, Sage Investco’s Founder and Managing Partner. “We look forward to continuing to work with the City and our partners in the community.”
Construction is anticipated to begin later this year and scheduled to be finished in 2024.

I live very close to this project. I remember when it was just a 4 way stop. It is nice to see development finally on this side of town. It would nice to have a few non fast food eateries included. Palmdale is maturing, and the types of businesses that will be here in the future should reflect that.
As long as the increase in traffic, litter, and crime are handled by the City Planners I applaud the decision. It is called a Planning Commission for a reason—let’s hope our leaders have a progressive agenda for our city.

If you look at the crime map in the paper, the most crime in the AV is east of the 14 in Lancaster. So for simple definition, you can say the east side is east of the freeway. Rex has a house in West Lancaster, although he lives in Laguna, and the rest of his spineless council also live in West Lancaster. They don’t care about the east side. If they did, they would have districts to represent the east side.

Where is the new Eastside Lancaster developments? You will not see these in East Lancaster because of the crime. Our leadership has no clue and we have no representation on our City Council as none of 0ur leaders are living in East Lancaster. This is not new and the reason our part of the City is hell.

The market responds to demand. If Palmdalians want fast food, then that’s what they get. They tried putting something slightly bougie, Panera Bread, on 47th and it failed. Sure, Panera Bread is expensive, but so is Wing Stop which gets a lot of business.
You can’t build fancy stuff and change the taste buds of local residents. Instead, local businesses reflect the demand created by the taste buds of the residents.

There was a great restaurant in the old Chili’s building on Avenue S near 45th Street East. I can’t recall the name but when i Googled it, the headquarters were in Dubai of all places.

Actually it has little to do with ‘taste buds.’
A large fraction of people go “out to eat” without having decided where to go. That’s why the development of a ‘restaurant row’ is critical to everyone’s success. People get in the car and head in the general direction of the mall while discussing where they want to go, and even if they were to decide on Panera Bread they are probably already close enough that they wind up at the one by the mall anyway.
The repeated efforts to develop a theater complex with a multiple restaurant anchor somewhere near S and 47th would solve the problem, but they always seem to get sidetracked. None of Wrecks’ cronies has an ownership stake in the land I guess.
